Part of a series of classroom aids designed for real estate instructors, this instructional packet was designed to give real estate students a balanced view of the landlord-tenant relationship in Texas. Following an evaluation form for the instructional packet, a summary presentation explores the topic, explains the rules that govern and the mistakes that can be made in selecting a place to live, entering a lease agreement, moving in, day-to-day living, making repairs, paying rent, resolving disputes, moving out, and charging security deposits. Information items are keyed to relevant sections of the Texas Property Code and Texas Civil Code. Next, an Inspection Checklist, a Lease Checklist, and a Tenant-Landlord Checklist are provided as class handouts. Finally, a series of 27 visual aids keyed to the presentation are provided, covering such topics as: (1) the lease cycle; (2) making comparisons by telephone; (3) items of concern for the tenant; (4) the problems that can result from showing defective units; (5) problems that prospective tenants should carefully inspect for; (6) comfort and quality-of-life checks; (7) ways to avoid unnecessary repairs; (8) recommended items for the rental application; (9) illegal discrimination; (10) legal criteria for tenant evaluation; (11) understanding the legal obligations created by a lease; (12) Texas statutes related to landlord retaliation; (13) co-tenancy agreements; (14) Texas rules on repairs; (15) events that give tenants statutory remedies in Texas; (16) statutory procedures for lock-out; (17) property exempt from removal for unpaid rent; (18) alternatives to a lawsuit; (19) eviction procedures; (20) tenants' use of the courts; and (21) security deposit tips.
